Project 5-bedroom new build dwelling and double garage in the gardens of the clients existing dwelling

Planning The enclosed garden plot site is located within the existing Cuddington & Sandiway Conservation Area. The village is dominated by the work of prolific local Architect John Douglas, who was responsible for many of the great Gothic Revival, Arts & Craft, Romantic style halls, residential and ecclesiastical buildings of the Cheshire Plain & North Wales from 1850 to the turn of the 20th Century .

In addition, Changes to Planning  legislation in 2010,  resisting the re-development of garden and green spaces resulted in complex and detailed  pre-application discussions with the Planning Authorities to achieve a practical, appropriate and viable solution for the site that would meet the vision and needs of the clients and their family.

FOB Live worked closely with the family to develop a range of sketch design  proposals to explore their requirements. The Options were explored in 3d models  in a range of styles from traditional, to modern  that would integrate with the Conservation Area and retain  the existing mature landscape, whilst respect the privacy and enjoyment of adjacent neighbours.

The preferred solution that received support from the Planning Authority and Client is an Arts & Crafts inspired  dwelling, providing two master bedrooms and three equally sized spaces for  the children partially located within the roof space at first floor. The ground floor has a large formal lounge with feature fire place, a fully integrated home office and  a large kitchen/Utility/dining/family room opening on to a south facing outside living space.

The gated frontage provides generous car parking space together with a double garage and integrated refuse storage  in matching architectural style.
